Letman
Letman is a web based application for Professional Property Managers involved in the letting and / or management of individual residential units on behalf of landlords.
All property managers, even those who simply provide a "let only service", require a Client (Rent) Account separate to the trading account, to collect rent and security deposits from tenants. Expenses, including management commission and letting fees are deducted from this account before the balance is forwarded to landlord.
Under Client Accouting rules, the rent account cannot go into deficit and the property must be in funds before any payment is made to the landlord or creditors on the landlord's behalf.
You will also need your Client Account reconciled and balanced for your licence and as part of your year end audit.
Letman does this for you, saving you time, money and giving you the confidence to manage more property.
Since the Residential Tenancies Act 2004, creating, renewing or converting a lease must be done in accordance with the legislation.
Letman produces Fixed Term and Part 4 ( Periodic Leases as defined by the RTA 2004 ). A full Lease history is maintained for each property. Leases ( tenancies ) may be renewed, reviewed, amended, converted and terminated. PRTB notices are produced on each instance for filing with the PRTB.
