Blockman
Blockman is a web application for Managers of apartment blocks and townhouse developments or any kind of private residential scheme where common area costs are apportioned and shared amongst owners.
Blockman is designed with the Owner Management Company's needs in mind and is not modified rental software.
BlockMan enables you to administer the Property as per the terms of the Head Lease. Service and other charges may be apportioned between Units on a square footage / percentage basis or on an equal basis.
BlockMan will allow you create multiple sinking fund accounts which may be linked to various expenditure accounts to facilitate developments with houses and apartments.
On receipt of service charge, Blockman automatically emails the unit owner receipt.
Blockman supports EMT debits and credits ( electronic money tranfer ) and will enable the Agent collect money from the blocks by Direct Debit and pay a common creditor of many blocks in one transaction by Direct Credit.
BlockMan will produce accounts to supplement the set of replies to solicitor's requisitions on title in the instance of a sale.

Title documents and minutes may be uploaded and stored.
A full owner history of each unit is maintained.

The HSM (Hosting Support & Maintenance Fee) is payable monthly and subject to the number of units under management with prices starting at €150 per month ex VAT.
A once off licence fee is payable if more than one Block is under management.
